Orlando FL Homes for Sale

For Home Buyers

                          The Buying Process

Find a Agent you can trust…

The First Step…

In the home buying process is to find an experienced Agent that you can trust. A track record of success is important here and while this doesn't assure that you have the perfect agent for you, it is an indicator of their ability to support their clients and successfully work through the challenges of offers, multiple offers, and unfortunately, some of the inevitable surprises that do and will occur.  We do this every day, 360 days a year (we also need a day off once every few months :)  )

Looking for a home…

The Next Step…

This is where the fun starts! Looking for the perfect home can and should be a fun experience. What you MUST have, what you really want to have, and what you do NOT want are all questions we will be asking you to help customize a home search JUST for you. We know of agents who simply put in a zip code, and then send EVERYTHING to their "gosh I hope they will work with me" clients. This isn't looking for a home... this is throwing everything on the wall and hoping something sticks. We will ask you to spend a little time with us up front, building your dream home or investment on paper so when we start searching. (If you would prefer to start your home search without us for now, please click on SEARCH and you'll be directed to a fully customizable MLS search engine) We won't waste your time with homes that just are not even close to what you want. Then if youre ready we can start going to the homes that are right, walking around, taking pictures, getting a feel and seeing the communities! That's the fun part!

Your

Offer

Be Careful – This is a BIG Step…

When you find your dream home, you should present a competitive offer immediately. Most people, myself included, hesitate sometimes here. It's natural, and perfectly understandable. This is a big decision, we know! When we find the right home, writing an offer is a very good idea and quickly because if we love it, more likely than not someone else will too! However, and this is important, please allow us the time to research comparable sales and assure this is a value for the long term as well. When you find your home, want your home and want noone else to get it because its what we've been looking for, we go to work to assure that its also a sound finacial investment too. It has to be positioned to make you money down the road so we'll be looking at the community, where it's headed, the values and forcasting your value a few years down the road.

The

Contract

We’re Starting to Jog Now …

When the seller accepts your offer, you “go under contract.”  You want to make sure every detail is handled accurately and immediately. This is why we have a team of people working for you! It is NOT something one agent can do and do at the level you should expect and demand. All of us are working to assure your home closes with the least amount of surprises, on time and you're in and enjoying it as soon as possible.

Inspections

You’re on the “HOME” Stretch!

Final details are handled and inspections are performed to ensure the property is “perfect” for you.  Contract details are further negotiated, and we head to closing!

Now

it is

YOURS!

The Next Step Will Be Into Your New Home…

The day of closing is ALWAYS exciting, regardless of how many times you've bought a home. In just a few hours you'll be in your home, planning where everything goes, unpacking boxes (ok, this part is not that much fun) and starting to make it truly your NEW HOME! Welcome Home!

If you would like to start the process, or simply have a few questions about all that we've discussed, just fill in the contact questionaire below, and we'll get right back to you.
